Damage and liability coverage with Safely

Peace of mind when accidents, theft, or injuries happen

When you rent your home, accidents happen. Items get broken, linens get stained, and occasionally guests may steal property. Less often, a guest gets hurt at your home and holds you responsible. Getting reimbursed can be frustrating and time consuming, and many of these situations are not covered by standard homeowner's insurance.

That is why Fairly partners with Safely to provide guest-caused damage protection of up to $25,000 per reservation and liability coverage of up to $1,000,000 per stay, so you can host with confidence without chasing guests for reimbursement or facing a claim on your own.

What This Coverage Is

Safely offers two kinds of coverage, and you choose each one separately. You can have either, both, or neither on your home.

Damage coverage covers accidental and intentional damage, including theft, caused by guests during an eligible stay. Each covered reservation includes up to $25,000 in protection for damage to your home or its contents. Your guest pays for this coverage.

Liability coverage covers guest injury and third-party property damage you are held responsible for during an eligible stay. Each covered stay includes up to $1,000,000 in protection, which can be put toward legal fees, medical expenses, and settlements. You pay for this coverage out of your earnings, because it protects you rather than your guest.

Coverage applies consistently across all insured reservations and is designed to reimburse you quickly when something goes wrong.

How Safely Coverage Works

When you opt in to damage coverage, $10 per occupied night is added to the guest's costs as part of the reservation.

  • You do not pay anything out of pocket.

  • Every eligible reservation is automatically insured.

  • Damage coverage is charged at a simple flat rate of $10 per occupied night. Coverage does not cap out after a certain number of nights and applies consistently regardless of the reservation length.

When you opt in to liability coverage, $5 per occupied night is deducted from your earnings.

  • Your guest is never charged for liability coverage, because it protects you.

  • Every eligible reservation is automatically covered.

  • Liability coverage is charged at a simple flat rate of $5 per occupied night, regardless of the reservation length.

This means faster reimbursements and less stress when guest related damage or injury occurs.

What’s Covered

Each eligible reservation includes up to $25,000 in damage coverage for guest-caused property damage during the stay. This includes accidental damage such as broken furniture or stained carpets, intentional damage, guest theft, and damage to your home's structure or contents.

Each eligible reservation includes up to $1,000,000 in liability coverage for guest bodily injury and third-party property damage during the stay. If a claim becomes a lawsuit, Safely's attorneys handle it.

When your home has both damage and liability coverage, bed bug remediation is also included. Bed bugs are not covered by damage coverage on its own, and are not covered by the Airbnb or Vrbo liability programs.

Coverage Sub Limits

Certain items have damage coverage limits.

  • Up to $2,500 total applies to jewelry, furs, watches, artwork, silverware, goldware, firearms, watercraft, and trailers.

  • Up to $200 total applies to cash, smart cards, coins, and bullion.

Benefits of Safely Coverage

  • There is no minimum claim amount.

  • The claims process is simple and streamlined.

  • You have 60 days to file a damage claim.

  • Damage coverage includes accidental and intentional damage, including theft.

  • Liability coverage protects you personally, which the booking channels' programs do not.

How Items Are Reimbursed

Damaged items are reimbursed at the cost of an equivalent item using like-for-like replacement.

If you replace a damaged item with an upgraded item, Safely will reimburse the like-for-like cost, and you are responsible for the difference.

Older items may be reimbursed at a depreciated value.

What This Coverage Does Not Include

Damage coverage is designed only to cover guest-caused property damage during a stay. It does not include loss of rental income coverage or coverage for internal administrative costs.

Liability coverage applies only while a paid guest reservation is in the home. It does not cover a caretaker's cleaning visit, your own personal guests, or any period outside a covered stay.

Neither coverage replaces the need for homeowner's insurance, and we recommend you continue to carry your own policy.

Key Exclusions

  • Normal wear and tear, maintenance issues, or pre-existing damage.

  • Damage from natural disasters such as storms, flooding, or earthquakes.

  • Damage not caused by guests, including damage caused by cleaners, owners, or vendors.

  • Damage during formal events, such as weddings or parties.

  • Damage to a neighbor’s property.

  • Fraudulent activity.

Filing a Claim

Filing a claim is fast and typically takes under five minutes. Document everything before anything is cleaned, repaired, or replaced.

How to File

Owners and caretakers submit Safely claims directly through the Fairly platform using the "Use Coverage" button on the reservation. Fairly does not file Safely claims on your behalf.

  • Log into your Fairly dashboard.

  • Select the reservation and click the "Use coverage" button.

  • Choose damage coverage or liability coverage.

  • For a damage claim, complete the Safely claim form and include:

    • photos with close-up and wide-angle views,

    • a description of the damage and how it occurred, and

    • receipts, estimates, or repair quotes.

  • For a liability claim, Safely takes it from there. They will contact your guest, coordinate the claim, and handle any resulting legal action.

Damage claims must be submitted within 60 days of check-out.

Safely will communicate with you directly via email throughout the process. Once a claim is created, you will receive a confirmation email from Safely. Replying directly to that email is the fastest way to communicate with the assigned Safely Claims Adjuster.

Reimbursements are paid directly to the homeowner. ACH information must be provided to Safely to facilitate payment.

Additional Claim Requirements

Some claims may require extra steps, including:

  • Theft claims require a police report.

  • For carpet stains, professional cleaning must be attempted before replacement.

  • Additional photos and video — as many as possible, including close-ups and serial numbers where applicable

  • Proof an item is no longer working — for example, a video of a TV that won’t turn on

Safely FAQ

  • Do I need damage coverage to add liability coverage?
    No. They are separate choices and either one can be turned on by itself. The only thing that requires both is bed bug coverage, which is included when your home carries damage and liability together.

  • Does my guest pay for liability coverage?
    No. The $5 per night liability premium is deducted from your earnings. Only damage coverage is paid by the guest, and it is added to their rent.

  • Will opting in cover reservations I already have on the books?
    Yes, for upcoming reservations that check in the day after opt in. Stays already in progress and past stays are not covered.

  • What if my Safely claim is denied?
    If the reservation was on Airbnb, you may be able to pursue Airbnb AirCover as a secondary option. Contact [email protected] as soon as your Safely claim is denied, as Airbnb only accepts claims 14 days after checkout – no exceptions. Vrbo does not offer any additional coverage.

  • Does Safely cover HOA fines, such as a smoking violation fee?
    No. HOA fines and administrative penalties are not covered by Safely, even if the violation was caused by the guest. Safely covers physical damage to your home and its contents — not fines, fees, or external penalties.

  • How long does it take for a Safely claim to be processed?
    Initial contact from a claims adjuster typically occurs within 48 hours of submission. Resolution time varies depending on the complexity of the claim and whether additional documentation is requested.

  • Is Safely coverage available everywhere?
    Damage and liability coverage are both available for all US 50 states, Washington DC, and Puerto Rico. Neither is available in US Virgin Islands, Guam, Northern Mariana Islands, or American Samoa. Neither is available for RVs, campers, or houseboats.

Changing Your Coverage

You can opt in or opt out at any time:

Go to your Listing tab > Access and policies > Coverage options.

Damage coverage and liability coverage are listed separately. Changing one does not change the other.

If your home is not yet live, you will need to make a decision on each coverage option before you can publish your listing. Homes that are already live can change these settings at any time.

Opting In

  • All upcoming reservations will be covered.

  • For damage coverage, the fee will be deducted from rent for existing reservations.

  • For liability coverage, the premium will be deducted from your earnings on those reservations.

  • Reservations that have reached or passed their arrival date are not eligible for new coverage.

Opting Out

  • Coverage will be removed from all future reservations.

  • For damage coverage, fees will be credited back to rent.

  • Reservations that have reached or passed their arrival date will remain insured.

  • Only homeowners and owner collaborators can change coverage preferences.

If You Do Not Opt In to Safely Coverage

Without Safely coverage, the path to reimbursement depends on the booking channel.

Airbnb

  • Damage claims must be filed through Airbnb AirCover (via Fairly Support team – [email protected]).

  • Requests must be submitted within 14 days of check out.

  • AirCover's liability protection insures the Fairly host account, not you personally, so it does not cover a guest's claim against you.

Vrbo

  • Vrbo does not provide host damage protection.

  • You must pursue reimbursement directly with the guest or carry your own insurance.

  • Vrbo's liability program has the same limitation as AirCover and requires that you maintain separate coverage of your own.

Airbnb Damage Protection Overview

Airbnb provides damage protection for reservations booked directly through Airbnb.

What’s Covered

Airbnb AirCover provides up to 3 million dollars in damage protection. This includes damage to your home and belongings, select art and valuables, cars, boats, and watercraft stored on your property, damage caused by pets, deep cleaning required to remove smoke odors or stains, and lost income if reservations must be canceled due to guest damage.

  • Damage protection for your home and belongings

  • Damage protection for select art and valuables within your home

  • Damage protection for cars, boats, and other watercrafts you may store on your property

  • Damage protection for damage caused by pets

  • Reimbursement for deep cleaning services required to remove things like smoke odor and stains.

  • Reimbursement for lost income if reservations have to be canceled due to guest damage

What’s Not Covered

  • Normal wear and tear is not covered.

  • Loss of currency is not covered.

  • Damage from natural disasters is not covered.

  • Cleaning fees associated with normal turnover tasks are not covered.

  • Injury, property theft, and certain types of property damage are not covered.

  • Other exclusions apply.

Airbnb Damage Protection Process

Before starting a claim, try asking your guest to pay for the damage. Providing photos and a fair reimbursement request can increase the likelihood of payment.

If you wish to file an Airbnb damage protection claim, Fairly Support will assist you. Contact [email protected] within 10 days of the guest checking out. This allows time to collect additional information and submit the request within Airbnb’s 14-day requirement.

In your email, be sure to include:

  • A message for your guest, which will be sent to them when the reimbursement request is submitted

  • A description and photo(s) of what you are filing the damage protection claim for

  • The cost to replace your item, to fix your item, or of additional cleaning fees, and supporting documentation if you have it (e.g. receipt, invoice)

  • If it can be repaired or needs to be replaced

  • The age of your item

  • The date it was stolen or damaged

Fairly will confirm receipt of your request and begin the reimbursement process.

Vrbo Damage Protection

Vrbo does not offer host damage protection. Hosts must secure their own coverage or pursue damages directly with guests.
