The caretaker average guest rating is a single number that summarizes how guests have rated the stays they've taken care of. It appears on the caretaker profile and to homeowners who are choosing a caretaker.
What the rating is based on
The rating is the average of the overall star ratings guests left for reservations where the caretaker was responsible for the entire stay.
A reservation counts toward a caretaker's rating when both of these are true:
The caretaker was on the home's care team at check-in, and
The caretaker was still on the home's care team at check-out.
The rating is only displayed once the caretaker has two or more qualifying reviews. Until then, no rating is shown.
Reviews that count β and reviews that don't
Reviews for homes that are no longer live still count. If a home the caretaker used to care for has been removed from Fairly, the reviews from their time on that home stay in their average.
Reviews for homes the caretaker no longer manages still count. If a home moved to a different caretaker, the reviews still count for the caretaker who was responsible at the time of the review.
Note that reviews from the previous caretaker will still be visible on that home, they just won't count towards the new caretaker's rating.

Q: Why isn't a rating showing on my caretaker profile?
A: You need at least 2 qualifying reviews before a number appears. If you're newer, or your homes haven't received many reviews yet, your profile will simply not display a score until that threshold is met.
Q: A bad review came in for a stay that happened before I took over this home. Will it hurt my rating?
A: No. Reviews for stays that ended before you joined the home's care team don't count toward your rating.
Q: A home I used to care for is no longer listed with Fairly. Do I lose those reviews?
A: No. Reviews from your time on that home stay in your average.
Q: Which star rating from the guest is used?
A: The overall star rating the guest gave for the stay.
Q: How often does the rating update?
A: The rating refreshes as new qualifying reviews come in. There's no delay β once a guest's review is posted, it's factored in.
Q: Who can see the rating?
A: The rating is visible to you on your own profile and to homeowners when they're choosing a caretaker.
Tips for keeping your average rating strong
Most low reviews come down to a small number of recurring themes. If you want to protect and grow your rating, focus on:
Cleanliness at turnover: This is the single most common driver of low scores β dirty floors, stained linens, leftover items from the prior guest, signs of pests. A thorough, consistent turn matters more than almost anything else.
Check-in details: Make sure lock codes, gate codes, and arrival instructions are accurate and match what the guest received. Confusion at check-in often turns into a lower review even when the rest of the stay was fine.
Responsiveness during the stay: Guests who feel ignored tend to vent in their review instead of giving you a chance to fix the issue in the moment. Quick acknowledgment goes a long way, even if the fix takes a bit longer.
